L’epoca del Superbonus è ufficialmente tramontata, lasciando spazio a un regime di incentivi molto più mirato e tecnico. Per il 2026, il legislatore ha spostato il focus dai condomini ai siti produttivi, con l’obiettivo di rendere l’industria italiana meno energivora e più competitiva.

La grande differenza del 2026 è che il bonus edilizio non viaggia più da solo. Il credito d’imposta più vantaggioso si ottiene integrando i lavori edili con il piano Transizione 5.0.
Il Vantaggio: Se il rifacimento del tetto del capannone è propedeutico all’installazione di un impianto fotovoltaico o alla riduzione del consumo energetico del processo produttivo (almeno il 3-5% del totale), parte delle spese può rientrare nel credito d’imposta potenziato, che può arrivare fino al 45% della spesa con compensazione immediata.
Focus Amianto: Incentivi per la rimozione
Per molti capannoni costruiti tra gli anni ’70 e ’90, la sfida è la rimozione dell’eternit. Nel 2026 sono stati rifinanziati i bandi (spesso gestiti a livello regionale o tramite l’INAIL) che coprono fino al 50-65% dei costi di bonifica e rifacimento del tetto, a patto che questo sia abbinato alla posa di pannelli fotovoltaici per l’autoconsumo.

Per non perdere questi incentivi, l’iter burocratico è diventato più rigoroso:

Il “Bonus Capannoni” 2026 non è più una manovra di edilizia, ma di competitività industriale. Ridurre le dispersioni termiche di un magazzino di 5.000 mq significa abbattere i costi fissi in modo permanente, aumentando il valore dell’immobile a bilancio.
